Recreation

Ride out of your garage.

“What I love about these lots: they're close to the Teton River for fishing, the views are spectacular, and you have direct access to the Big Hole Mountains trails off Packsaddle Road, about a quarter mile away. No need to trailer your snowmobile. Just ride out of your garage.”

Want to build now?

A local builder I work with

If you'd like to start a home soon after closing, I work with SwagerBuilds (Bryce Swager), a design-build custom home builder based in Rigby that serves Teton Valley and Eastern Idaho. You can talk with them about designing and building on your lot.

This is an option, not a requirement or a guarantee. You're free to use any builder. SwagerBuilds is a separate company; any design or construction agreement, pricing and schedule would be between you and the builder.

Questions

Frequently asked

What utilities are available?

Power, fiber optic internet and community water are all stubbed to the lot line. Connection fees are typically paid by the buyer to each provider; please verify amounts with the providers.

Has the lot been perc tested?

Not yet. Neighboring lots in West Ridge Ranch have perced without issue. Septic permits are typically issued by Eastern Idaho Public Health; please verify requirements with them. A perc test can be part of your due diligence.

What does the HOA cost?

About $360 a year, which includes snowplowing. CC&Rs are available on request.

Can I build a guest house or rent the property short-term?

Yes. A primary home plus a guest house is allowed, and short-term rentals (Airbnb/VRBO) are permitted. Check current county permitting requirements before you build.

How does owner financing work?

You put at least 20% down. I finance the rest at 6.5% fixed (6.0% with 30% or more down), with payments calculated over 15 years and the remaining balance due at the end of year 5.

Can I start building right away?

Yes, you can use any builder. If you'd like a recommendation, I work with a local builder, SwagerBuilds (opens in a new tab). See Want to build now? above.

How do I buy a lot?

Call, text or email to pick a lot and walk it. We sign a purchase agreement, and a local title company handles escrow, title insurance and closing, including recording the deed and the financing documents.
